How To Stop a Water Leak Before the Plumber Arrives
The aim is to stop the water as close to the leak as possible, so the rest of the house keeps working.
- Use the nearest isolation valve. Most sinks, toilets, dishwashers and washing machines have a small valve on the supply pipe. Turn it clockwise to stop water to that fixture only.
- Isolate the hot water system if that’s the source. Turn off the cold water inlet valve on top or beside the unit, then switch off the power at the switchboard for an electric system, or turn the gas control to off for a gas system.
- Use the main stop tap if there’s no local valve. In most Sydney houses it’s at the water meter near the front boundary. In units, look in the laundry, kitchen or hallway service cupboard.
- Make the area safe. If water is near electrics, switch off the power at the switchboard, but only if you can reach it without standing in water.
- Contain and protect. Put down buckets and towels, move belongings, and take photos for insurance.
Once the water is off, write down what you noticed: where the water appeared, when it started, and whether it’s hot or cold. Those details help your plumber find the leak faster.
Who To Call for a Water Leak in Sydney
Who fixes a water leak depends on where it is.
Inside your property’s pipes: call a water leak plumber. Property owners are responsible for every pipe and fitting from the water meter to the house, and everything inside it. That includes taps, hot water systems, pipes under the house and garden pipes. In NSW, this work must be done by a licensed plumber.

Renting? Tell your landlord or agent immediately. A serious water leak is treated as an urgent repair under NSW tenancy rules. In a strata building, also contact your strata manager, because leaks from common pipes are usually the owners corporation’s responsibility.
Water Leak at the Meter
A water leak at the meter is a common source of confusion. If water is leaking from the meter itself, the meter tap or the pipe on the street side, it’s usually Sydney Water’s job. If the leak is on the house side of the meter, it’s yours. A quick test: turn off the meter tap. If the leak stops, it’s on your side.

Water leak repair starts with knowing what kind of leak you have. These are the leaks we’re called to most often across Sydney.
Water Leaking From the Ceiling
Water leaking from the ceiling can come from plumbing above, such as a bathroom, laundry, hot water system in the roof space, or a pipe running through the ceiling, or from the roof itself. A simple clue: if the leak only appears during or after rain, it’s probably the roof or gutters. If it appears in dry weather, after someone showers, or constantly, it’s plumbing. Leaking Hot Water System
A hot water system leak can be minor or serious. A small, occasional drip from the temperature and pressure relief valve pipe is often normal, because the valve releases water as the tank heats. Constant flow from that valve, water pooling under the unit, or rust and water coming from the tank itself are not normal. A leaking tank can’t be repaired and usually means the system needs replacing. Turn off the cold water inlet and the power or gas, then call a plumber. Leaking Taps and Fixtures

Dishwashers, washing machines and fridges with water connections all rely on hoses and valves that wear out. Look for damp floors, swollen kickboards and water marks behind the appliance. Turn off the appliance’s isolation valve and unplug it before you inspect.
Water Leak Under the House
In homes with a subfloor, a water leak under the house can run unseen for months. Signs include a damp or musty smell through the floor, a higher water bill, mould on bearers and joists, or puddles when you look under the house. Left alone, constant moisture rots timber and attracts termites. In slab homes, a pipe leaking under the concrete may show up as a warm patch on the floor, cracked tiles or damp carpet.
Water Leak Outside the House
A water leak outside the house often shows up as a patch of lawn that stays green and soggy in dry weather, water seeping through pavers or the driveway, or a sudden drop in pressure. Tree roots, ground movement in Sydney’s clay soils and ageing pipes are common causes. Irrigation lines and garden taps also leak, so turn those off first to rule them out.

- Assess and make safe. The plumber confirms the water is isolated and the area is safe, especially around electrics.

How To Prevent Water Leaks
- Know where your main stop tap and isolation valves are, and test them once a year.
- Check your water meter every few months: with all water off, it shouldn’t move.
- Look under sinks, behind toilets and around appliances regularly for damp, rust or drips.
- Have your hot water system checked, including the relief valve, every few years, and replace it before the tank fails.
- Keep water pressure under control with a pressure limiting valve set at or below 500 kPa.
- Fix small leaks early. A dripping tap or running cistern is cheap to fix and easy to forget.
- Book a home plumbing inspection if your home is older or you’ve had more than one leak.
